DESCRIPTION:

MUNICIPALITY OF CALASCA CASTIGLIONE - In the quiet hamlet of Ielmala (722 metres above sea level), surrounded by greenery and only one and a half kilometres from the state road leading to Macugnaga with its Monte Rosa, a beautiful stone chalet with surrounding land is for sale. Thanks to its dominant position, the property enjoys a splendid open view of the Anzasca Valley and its mountain villages. The construction of the original building dates back to 1739 and it has been renovated since 2007 (complete renovation of the roof with copper channels, recovery of the attic and creation of a new dwelling unit, reconstruction of the slab between the first and second floor, connection to the aqueduct and the electricity network, provision for outdoor lighting, etc.).

The chalet is mainly on two living levels, connected by an internal wooden staircase or with independent entrances. The second and top floor consists of an entrance onto a large living area with an open wood-burning fireplace, panoramic openings, wooden beams and an attic. Kitchenette with wooden kitchen furniture, economical cooker and gas cylinder for cooking (external). Bathroom with shower and electric boiler for hot water. A beautiful internal staircase leads to the loft where two rooms are connected by a pretty wooden hanging bridge. The existing furniture is included in the sale and, for much of it, oak and chestnut wood from the demolition of the original stone roof was used (stairs, table, benches, bridge, etc.). Heating is provided by wood-burning stoves and fireplace, stainless steel ducted flues. Double-glazed chestnut exterior window frames. Electricity and water utilities present. Concealed electrical system. Chandeliers made from old mangers. Flooring partly in larch wood and partly in stone (fireplace area, kitchen and bathroom). Chestnut entrance door. New septic tank.

On the first floor there is a second, partially renovated unit comprising an entrance to a living area with an open fireplace and two interconnected rooms. All rooms overlook a wooden balcony to be finished (the original balcony has been removed for safety reasons). Staircase and trapdoor already prepared for possible connection to the upstairs flat. Finally in the basement there are three cellars, each with its own original entrance door.

The property is completed by:
- courtyard outside the house with barbecue area and new fencing;
- surrounding plots of land and woodland with a total area of 2,497 sqm (see attached map, green colouring);

The property can be reached by a short pedestrian stretch between the streets of the hamlet: it is possible to park the car where the road ends or just before, in the municipal car park in the hamlet of Crotto, which is equipped with recycling bins.

Documentation of the property being checked and arranged. The property is currently registered in the land register as a dwelling (category A/4). Energy Performance Certificate being drawn up. Video of the property available in the ad published on www.belinga.it

The hamlet is one of the oldest in the area: it had an important development in the 1700s and 1800s thanks to some emigrants (mainly from Sardinia) who built new residences. The locality, included in the “Via del Pane” (Bread Route), has a fine oven that is still functioning, an old fractional chapel and a small oratory built in 1700. Along the ford of the stream, there was also a fine mill serving the area.

This offer does not constitute a contract proposal and must therefore be regarded as purely illustrative.
